The Windeyer project is a testament to successful new build design, crafted for a growing family desiring both expansive indoor and outdoor spaces. Initially dissatisfied with another builder’s plans, Diverse reimagined their vision into a versatile and inviting home perfect for family gatherings and entertaining. Every bedroom features a walk-in robe, while luxurious finishes like Pistachio green tiles, integrated Bosch appliances, and underfloor heating ensure everyday comfort. The open floor plan is illuminated by LED skylights, and the elegant façade with San Selmo aged red bricks combines modern country charm with sophistication. Windeyer epitomises refined, functional living.
Design Creation and Selections
Your Vision to Life
In this foundational stage, we transform your dream home vision into reality. Whether you start with your own plans or collaborate with our architects, we delve into your style preferences and desired finishes. We create a fixed-price package for your build documentation, starting at approximately $11,000. This covers essential preliminary tests and custom home plans. You’ll pay 50% upfront, with the remaining balance due upon plan finalisation.
Comprehensive Planning and Testing
Before we begin the design process, we thoroughly research your block. Essential tests, such as soil analysis, contour surveys, bushfire assessments, and Sydney Water checks, are all included in your fixed-price package. This ensures we fully understand your build requirements and avoid any surprises. We determine the best approval pathway—usually CDC private certification, though sometimes a DA via your local council is needed. We work closely with the approval authority to secure preliminary advice.
Tailored Design and Detailed Selections
As your concept floor plan develops, you’ll work with a dedicated architect through multiple review rounds. We finalise the floor plan before moving on to façade and elevations. To accurately capture your vision, provide any notes and inspirational images reflecting your desired style and details. We guide you through selecting every detail, from door placements and floor finishes to tiles and fixtures. For clarity, we offer 3D renderings and walkthroughs of your design.
Streamlined Coordination and Final Touches Once plans are nearly complete, you’ll start choosing colours and finishes. We offer a comprehensive list of fixtures and features, guiding you on where to make your selections. Visit as many showrooms as needed to choose everything from bricks and window frames to tiles and tapware. All your choices are assembled in a cohesive format. Additionally, we prepare concept joinery drawings and address all design aspects, ensuring your vision is perfectly realised before moving to the next stage.
Documentation and Certification
Finalising Your Plans and Pricing
In this stage, we ensure that your plans and finishes are finalised before presenting a fixed price. This guarantees accuracy and transparency. Once confirmed, we provide a detailed construction contract outlining all fixtures, finishes, and progress payment stages. With your finance approved (if required) and the contract signed, we proceed with securing official approvals.
Streamlined Certification Process
Our close collaboration with the approval authority during the design phase allows us to efficiently complete the certification process. When using CDC, certification is typically finalised within a few weeks. For DA approvals with your local council, timelines may vary, but we actively track your application and work to expedite the process. We also secure your Construction Certificate (CC) during this stage.

With all documentation and approvals in place, we seamlessly transition to the construction phase. This structured approach ensures a smooth shift from planning to building, setting the foundation for turning your dream home into a reality.

Now comes the exciting part—watching your vision come to life! With planning and selections behind us, you can sit back and observe as your dream home begins to materialise. Our team will keep you updated with weekly progress reports and invite you to visit the site at key stages of construction.
Detailed Construction Process
We start with excavation and slab preparation, laying the foundation for your new home. The next phase involves erecting the house frame and installing windows, giving you your first real sense of the space. The “lock-up” stage follows, where we enclose your home with external finishes such as bricks or cladding, and install the roof, eaves, fascia, and guttering.
Finishing Touches
With the structure in place, we move to the internal fit-out, including electrical, plumbing, and air conditioning rough-ins. Interior linings are installed, and we start painting the exterior. As the interiors begin to take shape, waterproofing and tiling of wet areas are completed, followed by the installation of doors, architraves, and custom joinery. Electrical switches and door hardware are fitted, and the first coat of paint is applied.
Final Details and Handover
In the final stages, we install stone benchtops, tapware, fixtures, and fittings. Flooring is laid, and a final coat of paint is applied. Once everything is thoroughly checked, we give your home a systematic clean and schedule a handover date to present you with the keys to your new home

Final Walkthrough and Handover
We schedule a personalised handover date for you to receive the keys and complete a final walkthrough of your new home. Although you’ve likely visited several times during construction, this final step ensures everything meets your expectations. Most clients have minimal questions at this stage, thanks to our thorough updates throughout the process. Any outstanding items or issues identified during the handover will be addressed promptly, and you’ll sign off, confirming your satisfaction with your new home.
Comprehensive Handover Package
At handover, you will receive a complete package including all compliance documents, warranty information, and a care guide. This ensures you have all necessary details and know exactly who to contact for future queries. Should any issues arise post-handover, please reach out to us directly for support.
Post-Handover Support
As you settle into your new home, you might notice minor adjustments are needed as everything settles. Please let us know of any issues by the end of the 90-day period so we can address them promptly. For any urgent matters, contact us directly.
